October 2017 Portland Metro Area Stats

As to be expected due to seasonality, October's average sale price was down 3.2% compared to September's average sale price, $479,630 vs $495,668 respectively. But up 0.8% from October LY. For those taking note, sales prices peaked in July at $517K. If you are investing THIS is the time to buy. 

In comparison to last month:

  • The number of new listings is down 20.4%
  • The number of homes sold is down 5.6%
  • And the number of homes pending is down 4.7%

In comparison to the same time last year:

  • The number of new listings is up 1.5%
  • The number of homes sold is down 0.7%
  • And the number of homes pending is down 5%

YTD (Year to Date):

  • The number of new listings is down 0.4%
  • The number of homes sold is down 2.4%
  • And the number of homes pending is down 5.2%

The Bottum Line:

The Portland Metro Area home sales price is up 7.9% YTD and outperforming the national average at 4%. Despite fewer unit sales YTD, the market is still quite healthy due to demand outpacing inventory. This is especially true in the lower sales price points, anything below $500K.
